Why?

    Self-building can often lead to significant cost savings compared to hiring a contractor, as homeowners can purchase materials directly and perform some or all of the construction work themselves, thus avoiding contractor markups.

    Self-builders have the flexibility to work at their own pace, allowing them to wait for the best time and price for each phase of the project. This flexibility can accommodate other commitments and potentially reduce stress associated with tight construction deadlines.

How?

Self-building typically involves two main phases: preparation and construction.

1- Preparation

  • Budgeting
    • From 20% to 25% for excavation and foundation
    • 30% for wall closures
    • 10% for building the walls and ceilings
    • From 35% to 40% for plumbing, electricity, gaz, connecting to public services, staircase, doors and windows, kitchen and bathrooms
  • Designing plans with an architect
  • Estimating costs with a cost consultant or estimator
  • Obtain a building permit from the municipality to make sure the project complies with existing regulations
  • Selecting suppliers and obtain estimates (including a list of materials)
  • Get a site plan indicating the placement and orientation of the future house on the property
  • Get soil and/or water quality tests studies
  • Finalize budget and secure financing
  • Get a public liability insurance policy for the duration of the project (strongly recommended by the Régie du bâtiment du Québec)
  • Choose suppliers
  • Get a survey certificate (after construction)

2- Construction

  • Excavation
  • Foundation
  • Framing
  • Roofing
  • Doors and window
  • Siding
  • Mechanical systems (plumbing, electricity, heating, ventilation and air conditioning) and other add-ons before closing the walls and ceilings (home audio, alarm and central vacuum systems, etc.)
  • Insulation
  • Drywall
  • Painting
  • Interior molding and other finishing work
  • Flooring
  • Cabinets and countertops

A new construction can take anywhere from 6 months to a year to complete. It’s a unique experience
